IPD GEMCode, The Global Estate Measurement Code – or ‘GEMCode’ - is a proprietary system introduced by IPD Occupiers to create a standard platform for use within the real estate and facilities management industry.

By setting out a universal approach to the collection of real estate information, the GEMCode enables property executives to generate consistent and comparable performance information about their buildings anywhere in the world.

Underpinning the GEMCode is a performance framework with a data structure and definitions that have remained largely unchanged since 1999.

The new GEMCode combines 3 IPD Codes and introduces a new Effectiveness framework model.

  • The IPD Cost Code – launched in 1999, it is the industry standard for measuring real estate and facilities managenment costs.
  • The IPD Space Code – launched in 2007, it introduced a methodology to support the global measurement of floor space on a consistent basis.
  • The IPD Environment Code – launched in 2008, it helped define a clear methodology for measuring the environmental performance of buildings.
